Why there is nothing here

Plenty of sites would fill this page with a scraped list of every builder in the country and call it a marketplace. We are not doing that. A home appears here only when three things are true: a builder has signed a commission agreement with us, the home actually exists and is available, and we have checked the consent path stated on the listing against the MBIE guidance.

There is also a legal question we are getting answered first — whether selling homes on commission needs a licence, given that the Real Estate Agents Act 2008 defines "land" to include any building and the Motor Vehicle Sales Act 2003 catches anyone selling more than six motor vehicles in twelve months. A tiny house on a trailer can be a motor vehicle. We are not listing anything until a lawyer has told us how to structure it.

How buying through us will work

  1. You enquire about a home

    Straight from its listing. No phone tree, no sales call — we reply by email.

  2. We set up a viewing with the builder

    You see the actual home, in person, before anything is signed.

  3. You buy from the builder, not from us

    You sign the builder's own sale agreement and pay the builder directly. We never take or hold a deposit, and your contract is with them.

  4. The builder pays us a commission

    Only when the sale happens, and it comes out of their side, not on top of your price. Every listing says so on the page.

Before you buy anything

Work out what you are allowed to put on your site first. The cheapest home on any list is worthless if the council makes you move it, and the consent path is decided by the home's size, whether it has a bathroom and whether it is on wheels — not by the price.
