1. The Consent & Site Guide
A $49 digital download that turns the rules on this site into the specific steps for one build. You pay us, we send you a file, that is the transaction. There is no subscription, and buying it does not put you on a list for anything.
The rules it is based on are free on this site and free from MBIE, and we link to MBIE on every page. What you are paying for is the work of turning the guidance into your build's checklist, not access to the law. If you would rather do that work yourself, everything you need is here for nothing — start with the rules.
It is not on sale yet. Until it is written, sourced, reviewed and tested end to end, that button joins a waitlist and takes no payment.
2. Commission from builders
When a home listed on this site sells, the builder pays us a commission under an agreement we have both signed. Four things about that are worth being explicit about.
- The buyer never pays it.It comes out of the builder's side of the sale. Your price is the price the builder advertises whether you found them here or walked into their yard.
- It is disclosed on every listing. Each one says the builder pays us a commission and links back to this page. Not in the footer in grey — on the listing.
- It buys no placement and no ranking. A builder cannot pay to be higher up, featured, or described more favourably. The commission is the same job whoever the builder is.
- We never hold your money.You pay the builder, under the builder's own agreement. We are not an escrow and not a party to your contract.
Nothing is listed yet, so nobody has paid us a commission. When that changes, this page will say so.
What we do not do, and will not start doing

What is still unresolved
The commission model has a legal question attached to it that we are getting answered before the first listing goes up. The Real Estate Agents Act 2008 defines "land" to include any building, and the Motor Vehicle Sales Act 2003 presumes someone is a motor vehicle trader once they sell more than six motor vehicles in twelve months — and a tiny house on a trailer can be a motor vehicle. Whether either regime applies to introducing buyers to builders on commission is a question for a lawyer, and we are asking one before, not after.
GST
We are not registered for GST at launch, so prices shown on this site do not include GST. If that changes, prices and this page will change with it. Builders' prices quoted on the cost page use whatever GST wording each builder uses on their own page, which is not always the same.
