We send buyers who already understand the consent rules, because they have just read them here. You keep the contract, the deposit and the customer relationship. We are paid a commission by you, only on a sale, under an agreement we both sign.

What we need before anything goes up
- A signed agreement covering permission to list, the commission and what triggers it, a licence for your photos and plans, your warranty that the details are accurate, confirmation that you hold any deposit, and no exclusivity by default.
- The home exists and is available, with your own photos and the ability to show a buyer through it.
- A consent path we can check. Tell us which rule the home is designed for — Schedule 1A granny flat, a Schedule 1 exemption, a consented build, or a vehicle — and we check that against the MBIE guidance before the listing goes live.
- Any LBP number you want stated, which we check on the public register.
What we will not do
We will not describe your business as vetted, recommended, trusted or a partner, or give you a star rating, or rank you above someone else because you asked. None of that would be true, and a site that says it about one builder has told its readers nothing about any of them. What we will publish is what you tell us and what we can check, with the date we checked it.
We also will not sell buyer enquiries. An enquiry goes to you because it is about your home, not because you paid for it.
Where this is up to
Honestly: at the beginning. No agreements are signed yet, and we are getting a lawyer's view on how selling homes on commission should be structured before the first listing goes up. If you are interested, now is a good time to talk, because the terms are still being written and your view on them is worth having.
Frequently asked questions
What does it cost to list?
Nothing up front. We are paid a commission only when a home listed here sells, under an agreement we both sign. If nothing sells, you owe nothing.
What is the commission?
It is set in the agreement rather than fixed on this page, because we have not signed one yet and we are not going to publish a number we might not hold to. Ask and we'll tell you what we're proposing, in writing, before you commit to anything.
Who holds the buyer's deposit?
You do. The buyer signs your sale agreement and pays you directly. We never take or hold buyer money, and we are not a party to your contract.
Do I have to give you exclusivity?
No. Sell the same home anywhere else you like. If it goes through another channel, tell us and we'll take the listing down.
What do you check?
The consent path stated on the listing, against the MBIE Tiny Houses guidance, and any LBP number you claim, against the public register. We do not inspect your workshop and we will never call you vetted or recommended — that language is not honest and we don't use it.
Can I pay for better placement?
No. Placement is not for sale at any price, and saying so on this page is the point of it.
What happens to this form?
It becomes an email to us and a row in our system, and nothing else. Nothing about your business is published anywhere until we have both signed an agreement.
