40–55 m², two-bedroom layout for couples with one child or a long-stay guest.

The largest 'tiny' build that still fits the NZ definition — under 65 m² to qualify for the rural-zoned minor-dwelling rule in most district plans. Two bedrooms, a single bathroom, a proper kitchen, a small living room. This is where the price gap to a transportable cottage closes; expect the high end of the band to overlap with a budget kitset cabin from a national supplier.

Consent posture

Full building consent. On rural-zoned land most councils permit a minor dwelling up to 65 m² without subdivision; on residential land, secondary-dwelling rules vary widely.

Best for

Couples with a child, multi-generational living on a lifestyle block, or a permanent rental on a rural section.
