A consented one-bed cabin on a Kumeū lifestyle block

A 26 m² one-bed cabin built as a minor dwelling on a 1.2 ha block. Full council consent, pole foundations, Code of Compliance issued. Plumbing and power tied into the existing house services.

The story

Hana's parents own a 1.2 hectare block north-west of Auckland. The plan was simple in principle — a permanent one-bed for her on the section, sharing the long driveway and the bore-water connection. The consent process turned out to be the longer half of the story.

Auckland Council classified it as a minor dwelling because it had cooking and sanitation. That meant a full PIM, building consent, geotechnical report on the slope, and a Resource Management Act consent because the rural-zoned section already had one principal dwelling. The consent process ran fourteen weeks; the build itself ran sixteen.

The cabin is on four 200mm timber poles set into in-situ concrete piles, services trenched to the main house. Cedar cladding stained Resene Dune. Ceiling R5.0. The Code of Compliance Certificate was issued five days after final inspection.
